One building, one supply

The landlord's main meter records everything the building uses, but not who used it.

A sub-meter on every tenancy

Each tenant's floors are sub-metered, so their own consumption is read directly.

Shared energy, split fairly

The lobby, lifts, plant and any empty floors are shared out by floor area, with vacant space kept as the landlord's.

Getting started
How it works
We set up each building in Etainabl, link every meter and sub-meter to the space it serves, and run the first recharge with you before it becomes routine.

Map the building
We record each tenant's areas and floor space, and which meters and sub-meters serve which space.
2.
Set the rules
Choose metered or schedule-based charges, your tenant rates, admin fees, service-charge caps and how void space is shown.
3.
Run and invoice
Each period, review the draft run, confirm it and issue each tenant's invoice, with the full breakdown for your finance team.
